Right now my mom only makes about k a year. She’s a widow, and I live with her helping out with a lot of stuff. I’m capable of doing my own things, but I’m not married right now (and don’t plan to be within the next 2-3 years at least)…I enjoy helping her out, and we get along very well.

I make a little over k a year. I have excellent credit (a recent random score pull had my score at an average of 763). I have k in available credit spread over 6 credit cards – about a little over k currently being utilized and I’m paying that down as quickly as I can. Her recent MyFICO score was 719, and I know she has some credit card debt probably ranging from k to k.

We’re sick of our current house. We have 3 people living in a 2 bedroom house, basically…with one bathroom. It also needs a lot of repairs that I’m not qualified to do. k left on the mortgage…my mom refinanced about 6 years or so ago to pay off a debt that a family member caused her to have because of their stupidity in involving her in something (she learned from it, big time). However…that may go down to like k or maybe a little lower if it was paid off immediately and all of the other interest was eliminated due to us selling the house.

We need at least a 3 bedroom, 2 bath house. Looking to buy in or around McDonough, GA (currently living in Atlanta, GA). I don’t want to co-sign on a house and have my name on it for 30 years or whatever. I’d rather it stays in her name, since it is basically what she wants to be her "last house." I help her with bills and such, and I’d like for my income to be somehow considered in addition to hers…but not as a cosigner. Is there any way to do this without my name getting on anything as if I’m jointly purchasing the house with her?

I’m pretty handy…I can fix a lot of things around the house. We’re looking at getting a house k at max. I’ve seen a lot of foreclosures and also general house sales online at various websites, and we’re going to go look at some in person today, just for the heck of it. I don’t want her to get in over her head for anything once I do have a life in the future and move out to get my own house. But I also want her to have a nice house to live in, in a better area than where we live now. I don’t even know how to go about selling our house in that it needs so many repairs on various things that we’d just rather not bother with (changing out all the galvanized piping, etc.)

I know there are closing costs on our house and the new house, as well as lawyer fees, realtor fees, document fees, and probably some other fees that they’ll come up with along the way. She can get a "hardship" loan from her job, where they sell stock they’ve given to her for free in the company…and she’ll get at least k+ from that. I’ll be spotting for a few thousand, as well. We pay over 0 a month for mortgage now…and it looks like it may be a similar monthly mortgage if we got a house at k or so and put down around k at least for a down payment.
Also…what can we do if the house we’re currently in does not sell for enough to pay off the existing mortgage? I’ve been told they don’t "roll over" the remaining balance to a new mortgage anymore. That concerns me a good bit.
She also wants a "fixed rate" mortage…instead of the current, crappy adjustable rate that keeps only going up, and never down or staying the same.

Will my mortgage underwriter approve overtime in income?

My husband and & are going for our first mortgage. We are doing whats called a "soft second" mortgage which is an excellent program that offers only 3% down, no PMI & the interest rates are a point lower than the national interest rates. We have been living with family while be pay off the little debt we had so we could be debt free & qualify for a bigger mortgage. (We know our limits on what we can afford.) After working very hard on paying off the debt, saving money, getting my husbands credit score up to OVER where it needs to be for the program, we went to the bank, planning on getting our pre-qualification. WELL…SURPRISE! They said they aren’t sure if the underwriters will approve my husbands overtime. This makes a difference of OVER ,000 in annual income. That translates into a HUGE difference in what we would be approved for. We live near Boston so homes around here are very expensive. Our mortgage guy said that its all up to the underwriter and we have to show proof that my husband has had consistent overtime for at least the past 2 years. Here is the problem. We moved out of state for 3 years and he switched jobs. (He has been in the SAME field with no gaps in work history for 9 years.) He has always had overtime. They said if we get an end of the year "pay stub/w-2" from the job he worked in the other state showing he had overtime, and also a letter from his current employer (he is back working at the same company he was working at before we moved out of state, we are now back.) stating that his overtime will be "continuing and consistent" than the underwriter MIGHT approve it.
I guess underwriters have the power to say yes or no depending on many factors. What happens if our underwriter comes in from a bad weekend at home and decides…"No this overtime doesn’t qualify."
We have great payment history on our car, credit cards, etc. And consistent work history. Can’t these things be taken into consideration?
Any help would be MUCH appreciated!

Looking to buy my first home. Help?

I am a 25 year old Male, Im looking into buying my first home, and I need some advice. I will try to provide as much info as I can so that maybe someone can tell me whether what I am thinking about purchasing is a good idea or not

First of all, my credit score is currently 669 according to myfico.com (paid service, not an estimate)

the zillow site shows past purchase prices, but might take longer to load. The remax site has pictures and more info.

I currently make .80 an hour with 40 hours guaranteed a week, coming out to 35k a year I believe. After taxes I make approximately 495 a week, or 2000-2500 a month depending on how many weeks.

My current expenses are (per month) :
0 – 2009 Toyota Corolla 3 years left on payments
0 – Total payments for student loans, long period of time left
– Sprint cell
– Payment for bed purchase, approximately 12 months left
0 Car insurance (actually 150 a month, but on 4 month pay plan, 2 month free with geico)

Round figures on misc :
– gas for car
0 – food
?? – Home owners insurance, Power, water, trash

I have visited a Century 21 Realtor and they are showing me some homes online, but im finding more without them. My real question is, will I be able to get the loan for the house? Im in a serious relationship with a woman who is going to be paying half the mortgage, but my name will be the only one on the mortgage and lease. Estimated payments on the mortgage looks to be about 0, and half for me would be 370 I suppose. I could always rent out the other rooms to friends even if I didnt have her, but do banks normally take that into consideration when determining qualifications for loan amounts? Is my credit score good enough? Any other advice?
Forgot to mention I dont have much for the down payment, but the Century 21 Realtor mentioned that they offer loans at around 5.3 apr to cover any down payment I wanted to make if I didnt have it. I would like to save, but Im not sure the house will be on the market for long

Help on If Should Sell my Rental Property?

OK need help balancing this out. Here are the facts and numbers
1) Moved 3 years ago more that 1000 miles from my previous home
2) Did not sell my home but have been renting it for 00 a month
3) Been lucky with very good long term renters but they may only be there another year.
4) House value is 170K (Was 190K three years ago) and Mortgage is currently at 120K
5) Monthly mortgage payment is 0/m (principal around 0/m, intrest around 0/m, escrow for tax and ins around 0/m).
6) I have 25K in credit cards that I really want to get paid off then I will be debt free (CC intrest is 9.9%)
7) I make good money, currently put about 0 a month toward credit card balance, and have credit score of 747.
8) I am currently renting with a room mate and my portion of the rent and utlities is about 0 a month.
9) If I sell the house my plan would be to pay off the CC and put the additional money from the house and the 0 (plus additional intrest saved) in a savings account to buy a house in my new location.
10) I am in a more expensive economy where I am now and would price of new house would be between 250K and 350K

what step should I take on this collection account?

I just found out while checking my credit score that I have a bill in collections that I’ve never been contacted about. I have never received one letter or phone call, even though they had the correct address and phone number. When I contacted the collection agency and told the lady I was talking to that I had never been contacted, she went into freak out mode and started yelling at me!! Yikes. I just hung up.

Here are the more pertinent details. The debt is a medical bill over 3 years old, thus passed the statute of limitations in my state. So technically they agency can’t contact me. However, I’d like this off my credit asap. It seems my options are

1) Send debt validation letter
2) Send Paid to Delete letter
3) Try to negotiate them down AND get them to delete this off my credit report.

If I send a Paid to Delete letter, do I have to pay the full amount? Or can I offer a lower amount?

Is it likely that if I can get them to accept, say 50% of the amount, they will delete it off my credit?

And I thought debt validation letter would be the best first step, but when talking on the phone, everything they said sounded legit. The original amount was correct, the original collector correct, etc. If I do send a debt validation letter, and they don’t send me a response with in 30 days, then what do I do?

Thanks for any and all help, I wish I could just sit down and talk to someone about this. But the only place in the town I live in doesn’t do free consultations :(
What happens if they do not respond to a debt validation letter? I’ve read that if they don’t respond within 30 days, that you can dispute it then with the bureaus and they’ll take it off. Any idea about this one?

And I’d like this off my credit asap, thats y I asked about the Paid to delete contract. If they agree, they have to take it off my credit. I was just wondering if I should start that offer low

Unsatisfactory background check?

I was recently taken through 2 interviews with a major bank and was sent an offer letter. I got the job. They gave me appt. times to go do fingerprinting… The whole bit. Then about 1 week before I was due to start I received a call from them saying that now they cannot offer me the job because something in my background check came up "unsatisfactory" The 3rd party organization conducting the check never once contacted me to verify any information. I listed all previous employers and home addresses as much as I could remember even went back to research dates houses were bought etc… to be sure. I have NEVER received any type of conviction of any sort. Have never even been pulled over and issued a ticket. Just bought a house 1 1/2 years ago. I just checked my credit besides a student loan payment 40 days late and a old 0 collection from 3 years ago at an apt complex that is listed as PAID on my credit report it also states it is the responsibility of the co-signer (is on their credit too), but besides I would not consider that to be an immediate disqualification. I advised them of the 1 time I was fired from a job they said it was no problem. The only thing I can think is I recently got married and changed my last name, but I have my new SSN card that has my new name & I listed my maiden name on the background check under alternate names that doesn’t make any sense either. Anybody know what the heck it could be. They use a company called Choicepoint & said I was to be receiving info in the mail about it (1 week ago — still not here) so today I logged onto the choicepoint.com site where they allow you to order 1 free public records check a year and for some reason they said they were unable to identify my identity so it wouldnt even allow me access to my own stuff. I have a block on my credit report but that only applies when trying to get credit?? I am so confused. I have never been in trouble and am very responsible with my credit. Score is somewhere in the 680 range???

And no I am not looking for links to scam work from home opportunities I am far more intellectual than to get caught up in that. Just seeking some insight from somebody who may know more about these types of situations or who runs background checks for employers?

Can your credit be effected for not paying overdraft fees for a debit card?

About 3 years ago my girlfriend had bank of america and they charged her all these overdraft fees (it was bull crap) so she decided to cancel her card and not pay them. She still gets a letter or call once in awhile from collections (like every 4 months now) but she ignores them. Now we’re looking for a new apartment, but I’m scared her credit has been effected for not paying her overdraft fees? My parents said this was possible. (we’re both only 19) what are the chances of her credit being bad? I’ve been trying to get a credit report but those free credit score websites are b.s. and won’t give me the score.
she’s never had a credit card, only a debit card, btw.
I tried and it didn’t work. It’s not free.
to Ed, I understand what an overdraft is. She’s not being immature you don’t know the WHOLE story. Banks do scam people sometimes. I appreciate the answer but you could do without the rudeness.
And also we knew there’d be some type of penalty for not paying debt. She wasn’t ignoring it, she was FULLY aware that she was ignoring debt and she didn’t think it’d "magically" disappear. I just wasn’t sure if what type of penalty it’d be we are only 19 and still trying to figure all this stuff out.

Can I get financed for this car?

I want to finance a 2006 Z06 Corvette. I am going to be paying about ,000 for it and need tax and tag too so about 500 total. I was wondering with the following stats should I be able to get this loan?

Credit Score 705
Monthly Income 00
Bills 0 a month house and that is it
I am 25 and have had two car loans one of witch is nearly 3 years old now and has good standing and always has. When I go to get the loan I will not have any other loans at all and will have 0$ on my two credit card accounts so I will be debt free and only have a rent payment.

I will be putting ,000 down on the car. So I will only actually finance about 000…

As for my job I am in great standings there (military active duty) I have been in for about 3 years now.
I fail to see why everyone keeps bringing up insurance… I have three quotes all under 0 a month for full coverage for the car. I have a good driving record and I am 25 not 18. Also I understand debt to income and I am not pushing my limits here I would be paying 0 or so a month for the car… that isn’t going to break into my savings or my spending money.

Is it a good idea to file for bankruptcy?

I have close to 000 in debt. I owe so much due to a car accident judgement for about 20k. As a result, my license has been suspended since i couldnot afford to make the payment. i have a job that pays 30k, and spend close to 4000/year in school tuition. I would have to pay 0/month for the next 10years to get out of debt, which is completely impossible cuz i can’t even save 100/month. My credit score is so bad.. that it will increase by 75 points if i decide to file for bakruptcy. What should i do?… I know the bankruptcy will look bad on my record for 10 years. but at least i will be debt free and who knows, i might be able to get my license back, get a better job, and rebuild my credit.. within the next 3 years..
What do you think???
ALl my debts date to 5 years ago invluding the judgement. I was 19 at the time..Would the judge be more understanding and realize that i have been current with all my bills in the last 3years..and give me a fresh start??
